Set in one of the most desirable estuary locations, Kingsgrove is a 4-bedroomed detached house suitable for two families, friends sharing or couples. Surrounded by its own mature gardens with magnificent views across the estuary, located just above beautiful Mill Bay, it is only a few seconds walk to some of the best beaches on the Salcombe Estuary. The East Portlemouth to Salcombe ferry make Salcombe’s pubs, shops and restaurants easily accessible. A unique feature of this property is that it has its own Boathouse on the beach, with a good collection of beach accessories, a private beach and two moorings. The location is perfect for a family holiday, bring the dog and enjoy longs walks along the South West Coast Path, or just curl up in front of Kingsgrove’s open fire. The views from Kingsgrove are simply stunning and it is an ideal getaway at any time of the year.
Front door from parking area into a large travertine tiled entrance hall, with staircase up to the kitchen / dining area. Kitchen and dining area with French doors out onto superb west-facing stone balcony with Weber gas barbecue and patio heater.
The kitchen is extremely well-equipped with electric eye-level double fan oven, halogen hob, microwave, dishwasher, fridge/freezer. There is plenty of cutlery, utensils, china and knives.
(There is also a washing machine and tumble dryer located in the utility area downstairs.)
From the kitchen step through into the comfortable sitting room with sofa, armchairs and a log burner. There is an internet enabled 32″ flat screen TV, DVD, video recorder and a CD and stereo hi-fi with iPod dock/charger. From the sitting room there are patio doors that open out onto another stone balcony with beautiful estuary views.
Off the upstairs hallway is a master bedroom with 5ft king size double bed, built-in wardrobe, flat screen LCD TV. There is also a twin bedroom with two 3ft single beds, chest of drawers, built in wardrobe. There is a bathroom with basin, bath, power shower over and heated towel rail and a separate WC.
On the ground floor is a stylish king-sized bedroom, with 5ft bed, wardrobe, chest of drawers, bedside tables & 27″ flat screen LCD TV. There is also a bunk room with 3ft single bunks plus a pull out 3ft truckle bed beneath, and a 32″ flat screen TV with Wii games console. The ground floor has a spacious travertine tiled shower room with large double shower, wash basin and WC located on the ground floor.
From the driveway there are stone steps leading to well-stocked gardens, sloping lawn and a stone patio with beautiful views towards the Salcombe estuary.
At the bottom of the driveway, directly across the lane, there are steep steps which lead down to Kingsgrove’s own private Boathouse on Mill Bay. The boathouse is fully equipped with fridge/freezer, barbecue, kettle, sink, table, electric shower, lifejackets, windbreaks, deckchairs, and beach toys. There’s simply no need to cart your belongings to and from the beach every day!
You also have use of two private moorings (which dry out for one hour at low tide each day) for the duration of your stay at Kingsgrove.
Note: Mill Bay beach is a privately owned beach of which Kingsgrove is a part owner.

Shop and pubs – via passenger ferry to Salcombe less than quarter of a mile and it takes about 5 minutes to cross the estuary (please note there can be a queue during summer high season).
An out of hours water taxi runs to 11pm from April to early September. (must be booked in advance)
The village shop in East Portlemouth by road or footpath is about three quarters of a mile.
The market town of Kingsbridge is 9 miles away and the historic Port of Dartmouth is 15 miles away.
There is a private driveway can accommodate up to 4 cars, with additional parking for 2 more cars in a parking bay off the lane below.

It had everything we needed for a short stay, the car park was very close and the views were of the rolling Devonish countryside. We were literally less than 5 minutes drive from 2 Supermarkets and the Park & Ride for Dartmouth. The kitchen was fully stocked with everything we needed to cook as well as a small selection of helpful key essentials (tea, coffee, cooking oil, salt/ pepper, washing liquid, etc. As a family we like to explore and stay somewhere different. In this case we'd make an exception."
